🛠️ What You’ll Do

As a Preconstruction Manager, you’ll lead the preconstruction lifecycle—from napkin sketch to shovel-ready. You’ll be the critical link between client vision, design intent, and budget reality—working directly with developers, architects, consultants, and internal teams.

Key Focus Areas

Own end-to-end estimating—from conceptual budgets to final bid packages.
- Lead internal reviews of budgets, scope, design alignment, and value engineering.
- Drive subcontractor outreach, scope coordination, and bid leveling.
- Create and manage conceptual, schematic, and detailed estimates across project types.
- Support business development efforts, client presentations, and proposal strategy.
- Develop phasing and logistics plans in coordination with design and operations teams.

What We're Looking For

You’re not just a takeoff machine. You’re a strategic thinker who knows how to lead people, shape projects, and drive results.

✅ What You’ll Need

Required:

- 8+ years in preconstruction or estimating with a GC, or 12+ years of progressive construction experience.
- Proven track record delivering budgets on commercial or multifamily projects.
- Strong understanding of multiple delivery methods (Lump Sum, GMP, CM/GC, etc.).
- Deep technical knowledge: civil, architectural, structural, MEP disciplines.
- Ability to read and interpret blueprints, specs, and shop drawings.
- Proficiency in Microsoft Office (Excel, Word, Outlook, PowerPoint).

Bonus Points For:

- Experience with estimating platforms (OST, Assemble, Procore, Bluebeam, etc.).
- Leadership or mentoring experience within an estimating or pre-construction team.
